Phase 1
In Phase 1, we create a preliminary design concept plan at a scale of 1:100 according to the client's specifications, including floor plans and building elevations. In phase 1, a 3D view of the building will also be created.
Phase 2
Phase 2
In phase 2, CAD plans and structural analyses are created. These form the basis for preparing the building permit applications. Depending on the project country, regional architects are commissioned to apply for the building permit from the relevant authorities.
Phase 3
Phase 3
Start of production of the planned project and subsequent delivery to the project site. Delivery is available worldwide for modular buildings and buildings constructed with steel structures and EPS concrete walls.
Phase 4
Phase 4
In Phase 4, the earthworks and civil engineering are carried out, and the foundations for the planned project are constructed. All work is performed by regional specialist companies. Construction and assembly management is provided up to the handover of the keys.

PROJECT DEVELOPMENT
Phase 1
Phase 1 is a critical milestone for any building project utilizing structural steel. During this stage, we consolidate all client requirements and visions, integrating them into a comprehensive preliminary design.
Our goal is to perfectly align the project with its intended purpose while meticulously planning all technical and spatial specifications from the very start.
Phase 1: Scope of Services
Phase 1 comprises the project development and conceptual design (preliminary design) for the proposed building.

Deliverables
In Phase 1, high-quality design drawings are produced at scales of 1:100 and/or 1:200. Where necessary, detailed drawings are provided at scales of 1:10 or 1:50.
Phase 1: Procedural Workflow

Quotation: Prospective clients receive a comprehensive proposal detailing the scope of services for Phase 1.

Commissioning & Invoicing: Upon formal appointment by the client, an invoice for Phase 1 services will be issued.

Project Commencement: Eugera initiates the development and design process immediately following the official award of the contract.

Processing Time: Depending on the project’s scale and complexity, the delivery timeframe ranges from 14 days to 3 months.

Client Collaboration: Clients commissioning Phase 1 are fully integrated into the design phase and benefit from a direct line of communication with the assigned lead planner.
Purpose and Benefits of Phase 1
The documentation provided in Phase 1 is specifically designed for preliminary consultations with local authorities and the submission of simplified planning inquiries (pre-planning applications).
Furthermore, the Phase 1 design planning provides a professional basis for procurement. It enables the client to obtain competitive and high-value quotations from various contractors for the construction of the proposed building or hall, ensuring full comparability of offers.
Phase 1 goes beyond a detailed building and usage concept—including floor plans, elevations, technical descriptions, and material specifications—to offer the client significant advantages in transparency and project security.

Please be advised that the assembly of the planned steel structures is carried out by specialized external partner companies with extensive, long-term expertise in structural steel erection.

PROJECT PLANNING - Phase 2
Phase 2: Scope of Services – Detailed Design & Shop Drawings
Based on the preliminary design, Phase 2 focuses on technical detailing and the creation of comprehensive CAD shop drawings.
The CAD Technical Design includes:

Structural Steel Engineering: Dimensioning of steel members according to local requirements for snow, wind, seismic loads, and fire protection.

Load Calculations: Analysis for multi-story structures (2 to 50 floors) and structural provisions for future solar/PV system installations.

Foundation Planning: Layout and geometry of foundations (excluding reinforcement detailing).

Structural Shop Drawings:

Note: Workshop statics are not equivalent to a certified structural audit (verified statics). Certified structural calculations must be provided by a locally licensed engineering firm. Eugera collaborates with professional partners to provide verifiable structural analysis for your project.

Building Envelope & Interior: Design of facades, wall systems (internal/partition walls), roofing, and drainage systems.

Detailed Sections: Cross-sections and specifications for all windows, doors, and industrial gates.

Vertical Circulation: Planning of stairs, elevators, escalators, and mezzanine floors (where applicable).

Site & Assembly: Installation/erection planning (subject to contract), site drainage, and final plot positioning.
Phase 2 is handled as a separate contractual agreement.
Phase 2: Project Execution and Regulatory Preparation

Proposal & Appointment: Prospective clients receive a comprehensive quotation for Phase 2. Following formal appointment, an invoice for the required services will be issued.

Technical Planning & Collaboration: Upon contract award, Eugera immediately instructs the relevant specialist planners. Planning is conducted in direct coordination with the steel structure manufacturer to ensure technical compatibility and manufacturing efficiency.

Timeline: The processing period ranges from 21 to 90 days, depending on the project's scope. For multi-building projects, a customized project timeline will be established.
Authority Liaison & Architectural Integration
Phase 2 documentation is designed to be used by an architect for preliminary consultations with authorities or the submission of a simplified building permit application.
Please note: We recommend that clients discuss the submission of building applications with a local architect or have the architect manage the filing directly. The combined documentation from Phases 1 and 2 serves as a robust foundation for a swift permit application process.
Procurement & Tendering
The CAD design documents from Phase 2, integrated with the Phase 1 conceptual design, empower the client to request accurate, high-value, and comparable quotations from third-party contractors for the construction of the facility.
